1) How can I speed up the process if I am selling my Home?
  • We have seen many sales delayed because the title is not quite right and it is strongly recommended that you instruct us as soon as possible so that we can make sure title to the property is good and that planning permission matters are dealt with at the outset.
  • Once instructed, we will set out exactly what information you will need to provide us with to ensure the process is smooth. We will help and guide you with anything that you find difficult.
2) Can I sell property if I am waiting for a Grant of Probate?
  • Yes, executors can sign a conditional contract. It is advisable not to put the property on the market before papers are submitted to the Probate Office however.
  • If there is no will, or no executor to apply for a grant, then an administrator makes the application to the Probate Office and no contract can be signed until the grant issues in that case.
3) What do I need to purchase a home?
  • If you are thinking of purchasing or have agreed the purchase of a property we can guide you on what you need to do and consider, including the budget required for this.
  • When you receive your loan offer from your bank, we can explain the conditions to you and set out timescales and what to pay attention to.
  • We explain the purchase process to you so that you will know what to expect and approximate timescales.
  • The Vendor will have a different solicitor who will send us contracts and title documentation which we will go through to make sure all is in order and we will point out important points to you in your purchase.
